NOVEMBER 2006: LATEST ABERDEEN CITY CENTRE PROPERTY DEALS BY F.G. BURNETT Chartered Surveyors and Property Consultants, F.G. Burnett, has annouced a number of Aberdeen city centre deals on behalf of various clients. Premises extending to 66.79 square metres (719 square feet) at 202 George Street have been let to the charity Barnardo's for six years at annual rental of £11,750 per annum. F.G. Burnett was joint agent with Savills in representing Early Learning Centre in the sub-letting of 226.9 square metres (2443 square feet) at 37 Union Street for the two and a half year remainder of the lease at £36,575 per annum to Costcutter. Fenner & Coburn have taken a three year lease of 138.1 square metres (1486 square feet of retail accommodation at 47 Netherkirkgate from F.G. Burnett client, Rosemount Estates. F.G. Burnett acted for a private investor in the letting of 57.8 square metres (621 square feet) of office/retail accommodation at 38 Holburn Street on a three year lease at a rental of £15,000 per annum. "These deals are an excellent representation of the steady take-up of good secondary retail accommodation with Aberdeen City Centre, within its major shopping thoroughfares, " said Andrew Smith of F.G. Burnett's Commercial Agency Department. "Given the proposals to further develop the city centre, with the expansion of the Bon Accord Quarter by the Scottish Retail Property Limited Partnership, I would anticipate sound rental growth over the next few years." For further information contact Andrew Smith. NOVEMBER 2006: CAIRNFIELD PLACE, BUCKSBURN F. G. Burnett is pleased to announce it has been instructed by George Wimpey East Scotland Limited to be the managing agents for its prestigious Cairnfield Place Development. George Wimpey are currently developing 43 two/three bedroomed flats at Cairnfield Place in Bucksburn, Aberdeen . F. G. Burnett will work with the developer in the closing stages of the process, liaising closely with the developer over the provision of common services, setting the service charge budget, and preparing a resident's handbook for all new occupiers. The first flats are expected to be occupied in December of 2006. Following occupation, F. G. Burnett will arrange to provide common services to the Proprietors such as cleaning, landscaping and maintenance of all common areas, together with managing the annual service charge. F.G. Burnett is delighted to be working with George Wimpey Scotland Limited in connection with Cairnfield Place. NOVEMBER 2006: PROPERTY SALE SETS NEW RECORD FOR GRANITE CITY The near £1.5 Million sale of an office and warehouse development on Aberdeen's south side is believed to have set a new record for the Granite City's industrial property market. Chartered Surveyors and Property Consultants, F.G. Burnett, who acted on behalf of seller MacLean Electrical, said yesterday the 12,300-plus sq.ft building at Altens Industrial Estate had been snapped up for well above the above. Director Graeme Watt add: "The fact that the property was sold following a closing dare for 16% more than the asking price highlights not only the strength of the market, but also the shortgage of availability in Aberdeen. Potential occupiers of industrial space, particularly those with urgent operational needs, are now left with few accommodation options and many are resolving to pursue new design and builds where availability and certainty are offered." The Altens building is now owned by a private property investor, represented in the deal by Young & Co. MacLean had put the property on the market following its decision to move to a site at nearby Peterseat Park. AUGUST 2006: FURTHER MAJOR DEVELOPMENT OF ABERDEEN'S PETERSEAT PARK Forbes Homes Limited has started further major development of the successful Peterseat Park , on the south side of Aberdeen , with the addition of units totalling 127,000 sq.ft . The expansion includes nine detached industrial buildings, incorporating warehouse/workshop and offices, ranging in size from 10,000 sq.ft to 30,000 sq.ft , on sites varying from 0.8 acres to 4.2 acres. The encouraging take-up of properties at Peterseat to date means that at least three of the new units are likely to be constructed speculatively, with the first to be available before the end of 2006. It is estimated that the three speculative units will represent an investment value of £4,000,000. Graeme Watt, a Director of F.G. Burnett, agents for Forbes, said: “The latest phase reflects the success of the Park and the strength of confidence in future demand for quality accommodation which is currently lacking in the city.” There are seven offices and industrial units at Peterseat , occupied by R S Components, Draka UK , Wartsila UK , Rowan Drilling, Global Gas, Weatherford UK , and Apex Industrial Chemicals. A 3-acre site is soon to be developed by John MacLean/ Noskab and new headquarters for Champion Servo have just been completed. There is capacity for further expansion at the 55-acre Park which is within the well-established Altens Industrial Estate, one of the city's prime industrial and business locations. MAY 2006: IT'S A KNOCKOUT A BIG THANK YOU to everyone who sponsored us for the event at Duthie Park on 7th May 2006 - the F.G. Burnett team raised the grand total of £1059 for Epilepsy Action. A fun time was had by all and we managed a respectable 4th place, the winners being Turriff Young Farmers. MAY 2006: F.G. BURNETT PROMOTIONS ANNOUNCED Chartered Surveyors F.G. Burnett have announced senior promotions within their Aberdeen and Glasgow offices. Jonathan Nesbitt has been promoted from Associate to Director at the Aberdeen Headquartered firm. Mr Nesbitt joined the company in Aberdeen in 2000 and specialises in office agency and rent reviews. The Royal Institution of Chartered Surveyors in Scotland recently appointed him to its panel of Approved Experts and Arbiters. Gavin Smith, who joined F.G. Burnett as an Associate in January last year to head up the firm's Glasgow office, has also been appointed a Director. He specialises in industrial property and is Chairman of the Scottish branch of the Industrial Agents Society. In a third promotion, Christopher Yannaghas, who has been with F.G. Burnett since January 2004 as the Aberdeen based Head of Property Management Department, has been made an Associate. MAY 2006: INVESTORS IN PEOPLE RECOGNITION F.G. Burnett has achieved renewed Investors in People accreditation following a successful third-year assessment . The success also means that the commitment necessary to adhere to the rigorous standards set when we first became an Investor in People has again been recognised. Burnett is supporting the Broomhill Park Appeal which was set up by VSA to raise funds towards the cost of a “housing with care and support” development in the city. Setting the standard for accommodation for older people, Broomhill Park was officially opened by Appeal patron, Sir Alex Ferguson, Manager of Manchester United and former manager of Aberdeen FC. F.G. Burnett committed to contributing £10,000 to the Appeal over four years. Angus MacCuish , F.G. Burnett's Managing Director, said: “As a local charity supporting families in hardship and children in need, as well as older people, VSA is a very worthy local cause. The Broomhill Park Appeal has provided a focus for our involvement and we are delighted to be contributing to its success.” The Appeal has passed its target of raising £2 million towards the £4 million cost of the development which has an adjoining Activity Centre.
