
Aberdeen has been facing challenges within the Property Sector for some time now, whether that be from the downturn in the Oil Industry, the introduction of business rates to the Industrial Sector, inflated business rates (largely as a result of the most recent tone date in 2015) and of course more recently the effects of Covid-19.
This has led many landlords in all sectors facing significant void periods and, in some cases, where they are holding aging stock there is little prospect of the premises being re-let in the guise they once were.
Along with potential redevelopment, FG Burnett’s Building Consultancy team are witnessing more landlords considering demolition of premises as a viable option to reduce the burdens of their holding costs and giving them the ability to offer a “clean” site which can then be repurposed for a new development.
The Building Consultancy team are currently engaged by one long standing client to secure Local Authority Consents, and act as Contract Administrator/Principal Designer in the demolition of one of their properties which has lain empty for some time. This particular property has unfortunately been subject to numerous break ins and vandalism and as such the decision has been taken to demolish to remove a potential liability after all avenues to re-let/repurpose were exhausted.
